About RentFormulas
RentFormulas is a set of calculators and data-driven comparisons for small landlords — the people managing one to twenty units themselves, for whom a wrong number (a mispriced proration, an over-cap rent increase, unpaid deposit interest) turns into real money or a real dispute.
Methodology
- Pricing claims come from vendor pricing pages. Every product's plans, fees, and screening costs are captured from the vendor's own published pricing page, with the verification date shown on every page that uses the data.
- State-law summaries cite the statute. Deposit-interest and rent-increase pages name the controlling statute and link a primary source. Rates that change annually (Connecticut's deposit index, Maryland's Treasury-linked rate, Oregon and Washington's caps) carry the year they apply to.
- Comparisons are generated from the data, not written to a conclusion. Verdicts follow mechanically from price gaps, fee structures, and feature coverage — which is why a product we earn commission on can and does lose comparisons on this site.
- Calculators run in your browser. Nothing you type into a calculator is transmitted or stored.
Corrections
Vendors change pricing without notice, and legislatures change laws every session. If a number here no longer matches the primary source, the primary source wins — and we want to know: corrections@rentformulas.com.
