Frequently asked questions

Can I just use QuickBooks for my rentals?

You can, but you'll rebuild property-level tracking, Schedule E mapping, and rent rolls by hand. Purpose-built tools do that out of the box, and Stessa/Baselane/Azibo do it free. QuickBooks wins only for complex entities with non-rental activity.

What records does a landlord need for taxes?

Income by property, expenses by Schedule E category (repairs vs improvements matters), mileage, and closing statements for basis. Every tool here exports a Schedule E-ready package except Buildium/DoorLoop, which produce full financial statements your accountant will use directly.
